How to Become a Realtor

It seems that new records are set each and every month for real estate sales-both in total volume and in gross revenue. In some areas of the country, buyers are actually engaged in all-out bidding wars that continue to drive the prices of new homes upward with no apparent end in sight. While the interest rates and their steady climb will eventually cool down the market, the fact remains that there has never been a better time to become a real estate agent and start earning huge commissions off of each and every sale! So if you have a passion for homes or just love talking to people and helping them make the best choice possible for their new home, then it is time to consider becoming a real estate agent.

Essential Equipment

Becoming a real estate agent does not necessarily involve buying a great deal of equipment, but there are some necessities that will be an advantage when trying to sell a property. A professional wardrobe is a must. Buyers are naturally skeptical of real estate agents anyway due to the large amounts of money involved in buying a home. Showing up in blue jeans and a sweater will do nothing but hurt your chances of making a sale. Plus, you will need a respectable car for the same reasons. Other essential equipment includes a cell phone and perhaps, though not necessary, a laptop. What has become near essential to the successful realtor is a pda to keep track of contacts and business appointments.

Skills and Experience

Again, if you are a people person or have a passion for houses, then there is no reason why you cannot become a real estate agent. However, you are going to need to attend some mandatory classes and get your real estate license. Now every state has different requirements so you will need to check into the specific requirements for your state. The mandatory classes are usually no longer than 40 classroom hours. Then, if you pass the state exam and get your real estate license, you will still be required to take continuing education classes in most states to keep your license current.

Charges and Earnings

In the real estate world, there is no weekly paycheck. Everything is based off of commissions that are earned at the conclusion of every sale. These average 2-4% of the total price of the selling price of the home being sold. The real estate company that you will be working for also gets a commission that is generally equal to the commission of a real estate agent. But, on a house with a selling price of $200,000, a realtor can earn anywhere from $4,000 to $8,000! Of course don’t expect to sell a home every week or even every month. Demand for new homes varies from market to market so be sure to check the demand in your area before thinking about signing up for the real estate classes.

Marketing

The real estate company that you work for should provide you with some opportunities for marketing such as posting your business card in local real estate magazines. But, for the real estate agent, networking really is the name of the game. Friends, family, and old business contacts are usually the first places to look for potential opportunities in the real estate world. Just continue to expand your network by taking part in networking groups and always be on the lookout for opportunities to pass around your business card and a contact to your pda.
